For the most part: yes, you can! RENT TO OWN lets you shop homes that are listed for sale and within your approved by us budget. There are a few exceptions—like no manufactured homes or foreclosures—but most homes work. Go home shopping with your own real estate agent Iryna Talmachova Strong. Once you choose the perfect home for you, we buy it, and the keys are yours.
Most move-in ready homes on the market are eligible for the RENT TO BUY program, but there are also some specific eligibility criteria.

The home’s deed must be “Fee Simple” (includes land ownership)
New Construction: Divvy will purchase new construction with the following requirements:
Buyers Agent to confirm status directly from the builder via intake form
Earnest Money Deposit (EMD) cannot exceed $15,000. Note: tenant is required to pay the entire EMD amount as a non-refundable deposit before an offer is sent
Development cannot have rental restrictions
Construction completion within 90 days
There must be at least 2 closed sales of finished homes, within the same phase of the development
Comparables must be ± 10% GLA (gross living area = total area of finished, above-grade residential space excluding unheated areas such as porches and balconies) of home, with upgrades known, ideally within same development
Comparables must be within 0.5 mile and 10 years for year built, ideally within same development
There are no limits or restrictions on the square footage of the home
There is an acreage restriction of up to 2 acres of land
We want your home to be in great condition before you move in. When home shopping, there are a few warning signs that a home may not be in the best condition and wouldn't pass our home inspection. Look out for some tell-tale warning signs on the listing:
Home has less than 10 photos
HVAC ideally is less than 15 years old
Roof ideally is less than 15 years old
Water ideally is less than 10 years old
Condos (or townhouses with condominium ownership)
HOAs or municipalities with rental restrictions
Pre-foreclosures / short sales
REO / Bank-owned / county-owned / Fannie or Freddie-owned
Assignee contracts from wholesalers
Manufactured or mobile homes
Age Restricted Communities: Housing and neighborhoods specifically for those 55/65 and older
Homes on unpaved roads and/or driveways
Exceptions can be made if the home has the following:
Minimum 3 BR / 2 BA
Quality / condition preferably renovated
Within 75 miles from downtown
Liquidity [at least 1 sold comp within past month within 0.5 mile]
Homes without central air conditioning HVAC
Homes with financed solar panels (owned solar systems and/or systems paid off at closing are OK)
